Pub Heritage Bulletin 229 Mar 2022

Gloucestershire, RED LION, Ampney St Peter. One of the great unspoilt rural classics, the Red Lion has been shut since 2014, following the death of long serving landlord John Barnard. Two subsequent planning applications for change of use to residential were refused, before a couple purchased the pub in 2019 with the stated intention of re-opening. The Asset of Community Value designation was removed following an appeal by the owners last year – not a promising development. But now a new licence application has been submitted to Cotswold District Council by Basia Kondratowicz. Thanks to John Smith for this news. We are not yet at all clear on the long-term intentions, and will be following developments closely.

Greater Manchester, BRITONS PROTECTION, Manchester. The licensees of this famous Manchester pub are facing a battle with Star Pubs and Bars, who are taking the pub back into their managed house portfolio. The pub has been leased by Alan Hudd and Mark West for 10 years, and is now run on a Market Rent Only (MRO) basis. They argue that the pub is in danger of losing its character and the community ties that they have cultivated over the last decade: Proper Manchester . Greater London, WINCHESTER, Highgate. Will Johnson reports that the Winchester, closed since 2014, is due to re-open. A new licence application by the Northern Union Pub Company has been approved, a company with a good track record of opening pubs in North London. See: Ham & High January 2022. This follows the renewal of the Asset of Community Value designation last year. The community had successfully fought off three applications for change of use from 2016 – 2019. So great news! Greater London, SPREAD EAGLE, Wandsworth. Will Johnson also reports that the Young’s flagship pub has now re-opened (on 18th March) following a major refurbishment, as reported on in previous bulletins.

Greater London, BLACK LION, Kilburn. The lease of this grade II* pub has been taken on by London Village Inns who run a number of pubs in London selling a range of real ale. The previous landlord had stopped selling real ale, so should be an improvement. We hear that they are currently open at the weekends only with a full opening due soon. Gloucestershire, BERKELEY ARMS, Purton. Following a listing application by Pub Heritage Group we report the news that the Berkeley Arms has not been listed by Historic England. This is not surprising, as the bar counter and bar back were removed following its closure and prior to the assessment, as reported in the December bulletin. The pubs inclusion on the National Inventory will be reviewed when it re-opens.

Chesterfield, ROYAL OAK, Derbyshire. This town centre Regional Inventory pub, which is grade II listed, has re-opened following its closure in August. The freehold was put up for sale by Stonegate for £295,000 in January. This prompted a move by the community to buy the pub, started by Martin and Dawn Alvey: Derbyshire Times. West Sussex, NORFOLK ARMS, Steyning. Jamie Hooper reports that a planning application for change of use to residential has been submitted to Horsham District Council. The Regional Inventory grade II listed pub closed in August. See: Sussex Express. The Pub Heritage Group will be objecting to this application as lack of viability has not been proved, and the pub has not been marketed as a pub as far as we are aware.
